How long does a landlord have to fix repairs?

Your landlord has up to 8 weeks to repair your property from the date when you made your landlord aware of the problem.

What repairs are landlords responsible for?

Your landlord has to do anything your tenancy agreement says they have to do.

Your landlord is also generally responsible for keeping in repair:

  • The structure and exterior of your home, for example, the walls, roof, foundations, drains, guttering and external pipes, windows and external doors
  • basins, sinks, baths, toilets and their pipework
  • water and gas pipes, electrical wiring, water tanks, boilers, radiators, gas fires, fitted electric fires or fitted heaters.

Can you withhold rent for repairs?

In general, tenants do not have the right to withhold rent if the landlord does not carry out repairs. Doing so could jeopardise the tenant's right to remain in the accommodation. In certain circumstances, however, a tenant can pay for repairs and deduct the cost from future rent. Using rent in this way may be quicker than court action and avoids legal costs for both the tenant and the landlord.
